Major Responsibilities and Objectives:
Assist the deputy director of property management and the property management manager, and lead the management team to implement and complete the daily on-site management work; Supervise and guide the implementation of outsourcing work, including security, cleaning, etc.
Be responsible for the management of the site, including supervising the work of front-line employees, communicating and cooperating with the company's internal property engineering department, marketing department and property operation Department.
Supervise and supervise subordinate employees to fully implement property management work in accordance with the company's regulations.
Major Tasks & Activities:
Supervise the work of employees:
Ø Verify the incident report every day, confirm the authenticity of the incident report, follow up the problems or loopholes involved, put forward improvement suggestions, and submit a report to the deputy director and property management
manager every day.
Ø Conduct irregular spot checks on employees' work every day, including but not limited to checking videos, checking whether employees are on duty and whether they perform tasks according to work plans and processes. If it is inconsistent with the record, it must be reported to the superior.
Ø According to the arrangement of the company, night patrol shall be conducted at least once a month to check the attendance of employees.
Ø Check thework performance and image of subordinates during daily inspection. If it is inappropriate, it shall be handled immediately according to the company's regulations., And report to the superior.
Supervise the work of the Contractor:
When on duty, patrol irregularly every day to verify whether the Contractor's attendance, duty records and work performance meet the company's requirements. If not, please follow the company's regulations and report to the superior.
Shopping mall environment:
Ø Inspect the mall irregularly at least twice a day, including whether the bathroom, garbage room, back aisle, glass fence, handrail ladder and vertical ladder steel plate meet the requirements and standards of the company. If they do not meet the requirements, they must be handled immediately and reported.
Ø Whenpatrolling every day, if special groups of people are found, such as beggars and small vendors, they must notify their colleagues to help, clear them out of the business district and deal with all emergencies.
Ø Inspect whether there are potential safety hazards in the construction and erection works of tenants and public areas. If there are any irregularities, they must be dealt with immediately and reported to the superior.
Customer service and others:
Ø Assist in dealing with customers' inquiries, complaints or requirements.
Ø Assist in handling administrative work:
ü Participate in other departments or government meetings of the company
ü The promotion activities hold preliminary meetings on construction
ü Assist in staff training
ü Handle daily shift scheduling, report writing and other administrative work.
Ø Other instructions arranged by the superior
Ø If the property management manager or another deputy manager of property management is absent from work, he or she should complete the corresponding work instead.
Skills, Qualifications and Experience Requirements
At least an over 2-years' experience on similar position is required, preferred having worked for premium commercial business or top-rated shopping centers.
Capability to work under challenges and stress.
Good communication skills with paralleled departments and good at liaisons with local government.
Experienced in security, cleaning and safety management skills and knowledge.
