I. Job Summary The primary purpose of this Construction Project Executive role is to perform a combination of duties to coordinate all construction projects till store opening + maintain the quality standards of maintenance after store opening . II. Key Duties, Responsibilities and Accountabilities Construction Projects: Manage construction activities both on-site and from our regional office in Shanghai. Communicate with outside parties to coordinate guidelines, business needs, and to gather necessary communication to facilitate the process. Work closely with management to manage the reporting Responsible for assuring that corporate processes are applied and completed. Track and assure on-time completion of all project tasks from initial budget to closeout. Assure that construction documents are accurate, achievable and comply with corporate, brand and industry standards. Prepare master schedules for architects, vendors and contractors. Secure the delivery of material and services. compare & level bids, negotiate proposals Apply payment on D365 system, manage contracts, invoices Establish and maintain contractor and vendor quality standards Engage pro-active solutions for anticipated obstacles Take full responsibility of the project quality and efficiency Facility Maintenance: Monitor equipment /fixture/ fit-out performance, apply corrective techniques to optimize equipment reliability and maintenance cost. Perform minor electrical, plumbing repairs, painting and light carpentry Provide Assistance to coordinate outside vendors, scheduling work with retail team for the maintenance work Makes recommendations to maintenance for preventative maintenance activities III. Job QualificationsThe Minimum of 1-2 years luxury retail store planning related project , maintenance and engineering experience Experience with luxury level materials, finishes, furnishings, displays and equipment Hands-on knowledge of retail development workflow processes Degree and/or experience in Engineering or related fields Excellent project management skills (including tools such as CAD /photoshop /MS Project, Excel, etc) Ability to communicate effectively in speech and writing with members at all levels throughout the organization and outside professionals. Procurement experience in negotiating, purchasing and/or delivery is a plus Willing to work off hours or days when required by project needs Self-motivated, strong troubleshooting, orgnizational and analytical skills Deep appreciation of the need for accuracy and completeness of construction documents Effective vendor leadership; direct without being abusive or condescending
