负责商场机电系统的运行与维护;
・Assist the Engineer in handling daily affairs.
协助工程师处理日常事务;
・Be responsible for arranging technicians and contractors to perform routine maintenance and repair work.
负责安排技术人员及承包商执行日常维护与维修工作;
・Be responsible for defect rectification and improvement works.
负责缺陷整改及改进工程;
・Handle all technical-related issues and prepare technical reports.
处理所有技术相关问题并编制技术报告。
Major Tasks & Activities:
主要工作:
・Participate in the team to check all duct shafts, pipelines, and equipment before the project is opened, and report the defects.
参加团队在项目开业前对所有管井、管线、设备进行查核,汇报缺陷情况;
・Participate in the team to carry out commissioning and trial operation of the equipment and systems, and report the defects.
参于团队对监察设备和系统的调试和试运行,汇报缺陷情况;
・Participate in the team inspecting the pipelines and equipment of the leased area before being handed over, check whether they are consistent with the lease drawings, and report the defects and inconsistencies.
参于团队对未移交的租区的管线、设备进行检查,核对是否与租赁图纸一致,汇报缺陷及不一致情况;
・Assist superiors in formulating a list of defects.
协助上级制定缺陷清单;
・Participate in the team to follow up and monitor rectification of defects and formulate the elimination report.
参于团队对跟进和监察缺陷整改情况,汇报消项情况;
・Participate in the team to plan and design the renovation of the leased area/public area/back-of-house area, coordinate the production of detailed design drawings, and technical disclosure (ELE/ELV, LIFT).
参于团队对租区/公区/后勤区的改造规划设计,协调深化图纸制作,技术交底(強弱电/电梯);
・Participate in the team to conduct feasibility studies on the renovation (ELE/ELV, LIFT) of leased area/public area/ back-of-house area, provide plans, and conduct research reports.
参于团队对租区/公区/后勤区的改造(強弱电/电梯)可行性调研,提供方案,调研报吿;
・Participate in the team to prepare tender documents, tender procedures, construction supervision, organization of acceptance, completion and payment process for the renovation (ELE/ELV, LIFT) of the lease/public/ back-of-house area.
参于团队对租区/公区/后勤区的改造(强弱电/电梯)进行招标文件制作、招标程序、施工监督、组织验收、完工和付款流程;
・Participate in the team to hold design and construction meetings with tenants and their teams, review the renovation and second installation (ELE/ELV, LIFT) drawings submitted by tenants, and provide review feedback to tenants on time.
参于团队与租户及其团队举行设计和施工会议,对租户提交改造、二装(强弱电/电梯)图纸进行审核,依时提供审核意见反馈给租户;
・Participate in the team to carry out site handover, water and electricity outage, daily construction supervision, hidden inspection, acceptance inspection, completion acceptance, pre-opening inspection, etc., coordinate and summarize relevant reports.
参于团队对租区二装或改造工程进行场地移交、通停水电、日常施工监察、隐敝检查、设备测试、系统调试、竣工验收、开业前检查、等,并统筹和汇总相关报告;
・Participate in the team to inspect and supervise tenants' construction site progress and standard construction.
参于团队巡查及监管租户施工现场进度与规范施工等。
Skills, Qualifications and Experience Requirements:
职位要求:
・Bachelor’s degree or above, in electromechanical or electrical engineering.
本科及以上学历,机电或电气工程专业背景;
・At least 3 years of relevant experience in commercial operation and maintenance.
至少3年商业运营与维护相关经验;
・Good supervisory and communication skills.
具备良好的监督管理与沟通协调能力;
・Fluent oral and written Chinese and English skills.
精通中文及英语口语与书面表达;
・Proficient in the use of office software, such as MS Word, Excel, PowerPoint, email and other related software.
熟练使用办公软件,如MS Word、Excel、PowerPoint、电子邮件等相关软件。
