职位描述
2、负责落实公司各类规章制度、决议与检查事项,并定期向上级反馈过程与结果;
3、维护与地产开发公司关系,按照物业管理工作要求做好物业前期介入工作,做好项目交付接管验收工作;
4、负责物业经营管理水平、服务管理水平和经济效益的提升;
5、负责部门内制度流程建设、绩效管理、团队建设和人员培养,对业绩任务进行合理有效分解并监督执行;
6、负责对内协调工作、对外沟通,保持及维护好与政府职能部门、相关业务部门之间的良好关系;
7、完成公司领导交办的其他工作。
1、本科或以上学历;
2、有200米高度以上,10万平方米以上标杆性写字楼同等职位经验5年以上 ;
3、拥有物业管理公司五大行或五大行合作项目的标杆企业管理经验,熟悉房地产开发与物业管理各环节节点,具备前期物业服务管理工作经验;
4、物业管理从业经验15年以上,有丰富的标杆企业房地产项目完整操盘工作经验,对物业品质管控和提升有丰富的实战经验,对团队管理有可行的方式方法;
5、熟悉国家及地方相关法规、政策,掌握项目规划、建筑设计、施工、验收规范及市政配套等基本建设程序,具备一定的风险防范意识;
6、具有清晰的经营管理思路,良好的抗压能力,高度的工作激情及流程质量改善意识,极强的战略意识和洞察能力,组织协调能力,责任感强;
7、具有RICS、CIH、注册物业管理师或其它物业行业管理同等职称优先。
